Mortgage Payment Calculator

Get a quick estimate of your monthly payment before you start touring homes. For an exact number, talk to a lender — Dave can point you toward one.

Estimate Your Payment

The tax & insurance estimate uses Ohio's general effective property tax rate plus typical homeowners insurance costs, not a single made-up figure — but real rates vary by county and lender, and the interest rate here is a general planning figure, not a live quote.

A Starting Point, Not a Quote

Your actual payment depends on your credit, the exact loan program, current rates, and your lender's terms. This calculator gives you a realistic ballpark so you can shop with a budget in mind — a lender gives you the real number.

Questions About This Tool

Does this include taxes and insurance?
Yes, roughly — toggle "Include taxes & insurance" for an estimated total monthly payment. The tax and insurance figures are general planning estimates, not your actual bill. Your lender will give you exact numbers.
What interest rate should I use?
Rates change often and depend on your credit, loan type, and the lender. The default here is a general planning rate — get a real, current rate quote from a lender for an accurate payment.
Does this account for PMI?
Not directly. If your down payment is under 20% on a conventional loan, expect an additional monthly cost for private mortgage insurance that isn't reflected here. VA loans typically don't require PMI at all.
How much house can I actually afford?
This tool shows what a given price would cost per month — it doesn't tell you what you can qualify for. A lender's pre-approval is the real answer to "how much can I afford," and it's worth getting before you start seriously looking.
