How accurate is this estimate?
It's a rough ballpark, not an appraisal. It uses general area home values and square footage to give you a starting range — it doesn't account for your specific lot, upgrades, or recent comparable sales nearby. For an accurate number, Dave needs to see the property.
Why does the range change so much when I change the area?
Home values genuinely differ from town to town in Northwest Ohio — Bryan and Archbold, for example, run higher than some of the smaller surrounding villages. The area you pick shifts the $/sqft baseline the estimate uses.
Does this work for land or a farm instead of a house?
Yes — switch to "Land / Acreage" mode above. Land estimates use acreage and land type (tillable, mixed, or wooded) instead of square footage, based on general Northwest Ohio cropland and rural-land values.
