Buying land is a different process than buying a house — the questions you need answered before making an offer aren’t the same, and the comparisons that set price aren’t as straightforward. Questions to ask before you make an offer

  • How much of the land is tillable vs. wooded, wetland, or unusable? That changes both value and what you can actually do with the property.
  • What are the outbuildings worth, and what condition are they in? A barn or grain bin can add real value — or real repair costs.
  • What are the mineral, oil, and gas rights? Not every land sale includes them, and it matters.
  • Is the property in a flood plain or does it have easements? These can affect what you can build and how the land can be used.
  • How is the property currently zoned, and does that match what you want to do with it?
  • Is the land currently leased to a farm operator? If so, ask about the lease terms and when it ends — that affects when you can actually use the ground.
